Make a written offer to purchase and be prepared to put down a deposit. The offer will include the price you would like to pay as well as other terms like closing date, items to include etc. |

Your realtor will present the offer and negotiate it on your behalf. There will be counteroffers by both parties agree. There will be a fully executed contract once both parties have signed it. |

At this point all will go to work removing contingencies and getting inspections completed in a timely manner. This will include completing a mortgage application, credit reports, appraisals, survey, income verification and obtaining loan approval. Having a preapproval for financing makes this a much easier process. |

Contact the title company to complete required paperwork for closing. They will be doing the title search and examination, they will issue your title policy etc and conduct the closing. Your agent will fill you in on more detail and answer any questions you may have on the process and documents you will be asked to sign at closing. |

Discuss with your realtor and have them estimate for you your closing costs. |

Do a final walk through and inspection of the property immediately before closing. |
